One of the key industry trends right now is further acceleration towards digital access solutions for both residential and non-residential buildings. In this edition’s cover story we look at 5 emerging trends in the Commercial Security Access Control Systems for 2024, discuss the benefits of Access Control in accommodation settings, and there’s a downloadable case study for those who would like to learn more. 2023 was a busy year for product launches across our entire business. There are significant challenges to overcome when specifying an access control system for a student residence, military barracks, mining camp or other accommodation setting. As technology has advanced, the expectations of staff and residents have changed as well. Now, it is not just a matter of automating and opening; it is about creating an effective and fluid access experience. Wireless access control devices are helpful in this transformation. Wireless systems eliminate the need to run wires to connect security doors, reducing installation costs while increasing flexibility. They enable properties to connect more openings in less time and provide quick, secure, and convenient access to their residents. Even though standalone electronic access control devices are preferable to mechanical locks and are currently used in many properties, they still have a number of drawbacks. This includes higher operation costs due to administrators needing to be on site to manage records, inability to change access privileges from a centralised control point, and the lack of realtime data to provide notifications of breaches and tracking of who is in the property at any given time. ASSA ABLOY Opening Solutions is proud to announce a recently-won tender; the build of the Northern Private Hospital. This development will be brought to life by Ramsay Health Care who will be transforming part of their former Epping Quarry site into a premier, purpose-built private hospital. Located in New Epping, 18km north of Melbourne’s CBD, and featuring services across a range of medical, surgical and mental health care treatments and specialties, this 126-bed facility will be a welcome arrival in Whittlesea’s thriving local community, which has a high number of privately insured residents. Within Northern Private Hospital, patients will be able to access services across general medicine, cardiology,
vascular, orthopaedics, plastics, ENT, general surgery, gynaecology, urology, oncology, haematology, ophthalmology and gastroenterology. “This ambitious expansion program is critical to support the rapid growth and high demand in the northern suburbs of Melbourne, and to support the co-located 500-bed Northern Hospital”, states Steve Azzopardi, Business Development Manager (Specification). Sustainability is at the forefront of this project, especially with Riverlee – one of Australia’s largest developers – leading the way.

As part of Ramsay Health’s commitment to sustainability, the new hospital will follow an environmentally conscious pathway from the early concept, design and construction phases through to opening, operation and beyond. The build will incorporate recycled materials, solar power, energy efficient lighting, and fixtures, fittings and appliances designed for water conservation and energy efficiency. Due to Ramsay Health’s ongoing commitment to Environmentally Sustainable Development (ESD), the only logical choice for hardware was simple. ASSA ABLOY Opening Solutions ticked many of those boxes, with many of our products being manufactured, using molten metal poured into dies locally in Victotria, manufacturing in the traditional sense which is rarely seen in Australia anymore. All manufactured with environmentally sustainable processes in place. ASSA ABLOY Opening Solutions products specified for this project include: 1800 Series, 220 Series, Selector Locks, and 2615 Cam Action Door Closers. Northern Private Hospital will be commissioned in early 2024, with further expansion of the hospital occurring over the next five years.

The Importance of Emergency Exit Door Locks & Panic Bars
Emergency Exit Doors Must Be Able To Be Unlocked Easily
Panic bar locks are a great way to keep people safe in an emergency. They work by depressing the bar and pushing open the door. For example, if there was a fire in your building, you could simply push on the horizontal bar to unlock it from the inside and let people escape through the door quickly without having to find keys or fumble for small pieces of metal. Here are a few reasons why emergency exit door locks are so important. Panic Bar Doors Are Required By Law Panic bar doors are required by law in many places. The use of panic bars is required in places where public safety is paramount, such as schools and hospitals. They're also used in places where people need to move quickly through large numbers of doors safely, such as hotels and office buildings. Because these doors are so important for safety, it's a good idea to make sure yours are up to code. Safety Exit Doors Prevent Accidents Safety exit doors are designed to be quick and easy to use. THE BUILDING INDUSTRY: Insights Forecasts AND
PREDICTIONS FOR THE BUILDING INDUSTRY IN AUSTRALIA
The 2022/23 year was challenging for the building industry. The rise in borrowing costs, coupled with the elevated construction costs pushed the price of new homes out of reach of many potential buyers. As a result, housing approvals in 2023/23 declined by 13.8 percent. (HIA) Building approvals, lending, and consumer confidence all point to a slowdown in economic growth in 2024. Indicators such as these are at their lowest level in decades, or close to it. Cash rates have increased at their fastest rate in a generation, which is why future growth indicators are looking very soft. Throughout the first half of 2024, residential builds will be completed rapidly by the industry. This is a result of a bottle neck of builds that need to be completed off the back of the pandemic. ASSA ABLOY anticipates that New South Wales and Victoria will see the most significant slowdown in detached starts, and modest growth in multi residential developments. The rise in the cash rate has a softer impact on buyers that already own a home,
however a more significant impact on first home buyers. The market will shift to higher value builds, knock down rebuilds, spec-homes and higher value renovation activities. Over the medium term, the outlook for home building is set to improve. Indications of ongoing economic growth and a return to stable and reliable population growth should see the volume of medium density starts exceeding 25,000 per quarter. Yale Unity Entrance Lock Fire Rated (FR) with Accessible Compliant Lever is perfect for the multi-residential market, as well as in-home care. ASSA ABLOY OPENING SOLUTIONS AUSTRALIA PROUDLY INTRODUCES ITS LATEST EURO PROFILE MORTICE LOCK, THE LOCKWOOD INDURO 4-POINT.
The Induro 4-Point lock operates using the principles of lever-compression locking, where the lock can operate in two main modes; Single-point (latch only) operates just like a regular passage door Lift-Lock-Leave (Click here to watch video) : Lifting the lever throws the deadbolt and shoot bolts, to seal the door, turn the key towards the edge of the door to lock before you leave home The Induro 4-Point is designed to be a direct replacement to the Optimum 4-Point lock, with the same cut-outs and installation methods. For the changed lift-bolt configuration, strike plates may need to be adjusted or replaced, but the main lock just swaps across.
With that in mind, please note that the Optimum 4-point lock will be phased out entirely, with the Induro becoming the main replacement. Optimum 4-point lock will be made obsolete by July 2023. Listed below are the new Induro part numbers to replace the Optimum part numbers. All other Optimum locks (sliding, and roller-bolt) remain available and are unaffected by the Induro 4-Point lock launch.

The campaigns aligned with the successful ‘Neighbourhood Watch Week’ that runs between 7-13th of November and have a close association with Laurie Lawrence, a former Australian Olympic Swimming Coach, and champion of the drowning awareness program, Kids Alive swimming education strategy.
